Restrictions
1. No lots shall be used except for private single family residential purposes.
2. Homes may not exceed 2 1/2 stories in height.
3. Homes must be built 30 feet from street right of way and 10 feet from any adjoining boundary line of another lot. Lots 18—26 may be built 20 feet from street right of way.
4. The floor area of any residence may be as follows:
a. One-floor homes will have no less than 1500 sq ft
b. Full two-story homes will have no less than 1000 sq ft on each floor.
c. One and one-half story homes will have no less than 1200 sq ft on the main floor.
d. Split level residences will have no less than 2000 sq ft
e. Finished basements, garages and open porches are not included in computing floor areas.
5. The construction of the exterior walls must be a minimum of 1/3 brick or stone. The remaining 2/3 may be brick, stone, western cedar, wood, dryvit or vinyl siding of .042 grade or heavier.
6. No prefabricated, modular, portable or mobile trailer homes. No log homes.
7. The roof must have a minimum pitch of 6/12.
8. Underground utilities will be used exclusively.
9. All homes must have concrete driveways.
10. No outside pets. Dogs, cats and other traditional household pets may be kept indoors and must be accompanied at all times outdoors.
11. No residence, building, fence or other improvement will alter any lot before approved by the Developer.
